Thermoplastic polyolefin single-ply

TPO

A heat-welded white single-ply membrane. The default specification for low-slope commercial work in the Carolinas because the reflective surface measurably reduces summer cooling load.

Service life: 20–30 years
Warranty: Up to 30-year NDL
Installed cost: $6.50 – $10.50 / sq ft

Ethylene propylene diene monomer rubber

EPDM

A black synthetic rubber membrane with the longest field track record of any single-ply system. Forgiving in cold weather, simple to repair, and unaffected by the thermal cycling that stresses a Charlotte roof.

Service life: 25–35 years
Warranty: Up to 30-year total system
Installed cost: $7.00 – $11.00 / sq ft

Modified Bitumen

A multi-ply asphaltic system with redundancy built into the assembly. Where a single-ply puncture is a leak, a modified bitumen puncture usually is not. The system of choice on roofs that take abuse.

Service life: 20–25 years
Warranty: Up to 20-year NDL
Installed cost: $8.50 – $13.00 / sq ft

Standing Seam Metal

The longest-lived assembly we install. Higher first cost, near-zero membrane maintenance, and a service life that outlasts most ownership horizons on the buildings we work on.

Service life: 40–50 years
Warranty: Up to 35-year finish, 20-year weathertightness
Installed cost: $12.00 – $19.00 / sq ft
