Modified Bitumen
A multi-ply asphaltic system with redundancy built into the assembly. Where a single-ply puncture is a leak, a modified bitumen puncture usually is not. The system of choice on roofs that take abuse.
Composition
A base sheet and one or two SBS or APP-modified cap sheets, granulated or smooth, installed over a coverboard. Torch-applied, cold-adhesive, or self-adhering depending on occupancy restrictions.
Thickness options
Two-ply at roughly 250 mil total, three-ply at roughly 350 mil.
Seam method
Overlapped and fully bonded plies. Seams are staggered between layers so no single line runs through the assembly.
Expected service life
20 to 25 years, longer where the cap sheet is recoated at year twelve to fifteen.
Specification note
We do not torch-apply on occupied buildings without a written hot-work plan and fire watch coordinated with the property manager and the local fire marshal.

- Medical office buildings with dense rooftop equipment
- Restaurants and food service with grease exposure
- Roofs used as service walkways or with frequent vendor access
- Occupied buildings where cold-adhesive application avoids odor complaints
Warranty terms
- 10, 15, and 20-year NDL terms depending on ply count and cap sheet
- Grease and chemical exclusions apply unless a resistant cap sheet is specified
- Two-year Meridian workmanship warranty
- Annual inspection required, with drain cleaning documented
